Tenuta dei Tulipani is located in a low hilly zone. At each end it has two small lakes with a surface of 10,000 sq m. Undulating fields and groves of different tree types (hardwood and conifer) crown the entire farm complex that extends over a surface of approximately 18 hectares, entirely fenced in.

The estate is located in the upper Tiber Valley, near the border between Umbria and Tuscany. It is easy to reach important historical and tourist centres from there given the good road system. The distances from Tenuta dei Tulipani to important centres: Città di Castello (18 km); Arezzo (50 km); San Sepolcro (32 km); Cortona (35 km); Gubbio (42 km); Perugia (55 km); Assisi (68 km); Todi (90 km); Lake Trasimeno (42 km).  

Inside the farm are several old cottages. Of these one was chosen to be remodelled and set aside for farmhouse holidays. It is located on a low hill (300 metres above sea level) that looks out over the plain below as far as the Tiber valley.

The five independent flats contained in the cottage are very similar in character: living room with fireplace and furnishings; gas cooker; bedrooms and bathroom with shower. The heating is centralised and the temperature can be regulated in each flat. In front of the building is a 6 x 12 m. swimming pool. Near the pool, in what was once a store-room for farm equipment, a space has been renovated to be used as dressing room, shower, and toilet.

Description of the flats:
Tulipani: 91 sq m –Independent entry on ground floor, sleeps 4 + 2 – large living room with fireplace and double sofa bed with satellite television, a spacious fully equipped kitchen, bathroom with shower, two bedrooms, one with a double bed and the other with twin beds. A baby bed can be added. This flat has a view of the lake on the hill of the estate.

Olivo: 62 sq m – doorway on first floor, sleeps 4 + 2 - large living room with fireplace, sofa bed for two people, satellite TV, kitchenette with everything necessary.

Two bedrooms, one with a double bed and the other with twin beds. A baby bed can be added.

Rosa: 70 sq m – doorway on the first floor, sleeps 4 + 2 – there are two bedrooms (one with double tester bed and the other with twin beds), bathroom with shower, on the upper floor there is a large living room with fireplace and a well equipped kitchen and a double sofa bed, satellite TV.

A baby bed can be added for small children. There is a washing machine available for use by all the guests in a special laundry room of the cottage.

Girasoli: 74 sq m –Independent entry on ground floor, sleeps 4 + 2 – large living room with fireplace and sofa bed for two people, a fully-equipped kitchenette, satellite TV, bathroom with shower, two bedrooms with single beds that can be transformed into double beds. A baby bed for small children may be added.

Uva: 48 sq m- sleeps 2 + 1, doorway on first floor, one bedroom with double bed, a living room with fireplace, well-equipped kitchenette, satellite TV and sofa bed for one person.

The bathroom has a shower. The view from this flat is particularly fine since you can admire the valley from it.

Edera: 18 sq m one room flat – sleeps 2, it is very romantic and found in a small building on the grounds only a few metres away from the principle structure.

It is on the ground floor and has a lovely well-furnished bedroom with double bed and bathroom. There is a TV and a small fridge-bar in the room. Outside there is a spacious arcade, and the swimming pool is only a few metres away.
